Juniper Cove

By booking and staying at Juniper Cove, you agree to the terms outlined in this agreement. These rules are designed to ensure a safe, enjoyable, and respectful experience for all guests and our neighbors. 1. Occupancy and Guest Limits - The property accommodates a maximum of 10 overnight guests, as required by city ordinance. - A maximum of 12 people, including daytime visitors, are permitted on the property at any time. - Only individuals listed on the reservation may stay overnight. - Exceeding these limits may result in additional actions to ensure compliance with local regulations. 2. Noise and Neighborhood Respect - Quiet hours are observed from 10:00 p.m. to 7:00 a.m. to respect the residential neighborhood. - A noise monitor is onsite to help maintain respectful noise levels, especially during quiet hours. The host will reach out if there are any noise concerns or if neighbors request communication about noise levels. - Parties or events are strictly prohibited. Gatherings exceeding the occupancy limit or causing disturbances may result in termination of the reservation. 3. Smoking, Vaping, and Drug Use - Smoking, vaping, and drug use are not allowed anywhere on the property, both indoors and outdoors. - Guests must step off the property if they wish to smoke or vape, or wait until they are in a public area. - Violations will result in additional cleaning fees of $350. 4. Pool and Hot Tub Usage - Safety: Children must be supervised at all times when using the pool or hot tub. No diving, running, or rough play is allowed. - Pool Temperature: Heated or chilled to 84–87°F from 8 a.m. to 8 p.m. - Hot Tub Temperature: Set to 100–102°F. Instructions for use will be provided in the house manual. - Water Flow: Do not tamper with the hose valves secured with fasteners on the side of the house. These ensure a continuous water flow to the pool and spa. - Risk: Guests use these amenities at their own risk. 5. Pickleball Court Rules - Use the pickleball court responsibly and keep play within the court area to avoid disturbing neighbors. - Do not retrieve balls from neighboring yards; extra balls are provided. 6. Trash Rules - Collection Days: Trash is collected Tuesdays & Fridays. Roll-in/roll-out service occurs on Mondays & Thursdays, so expect someone to move the bin located behind the fence gate. - Guest Responsibility: Place all trash in the green bin by Monday & Thursday nights. - Recycling: Bradenton doesn’t offer curbside recycling, but guests can drop recyclables at local centers if they prefer. 7. Wildlife and Florida Environment - Pests & Wildlife: Keep windows and doors closed to prevent unwanted pests indoors. - Hurricane Season: Monitor weather conditions and follow local evacuation orders if necessary. - Refund & Rebooking Policy: - No refunds for weather-related disruptions or natural occurrences. - Airbnb/VRBO may provide refunds for mandatory evacuation orders or large-scale utility outages. - Rebooking assistance is available. Travel insurance is recommended. - Red Tide: Check local beach conditions before visiting. Explore alternative beaches if red tide affects the area. 8. Parking and Vehicle Restrictions - Capacity: Parking is limited to 3-4 vehicles in the driveway. - RV/Boat/Trailer Parking: Temporary parking for loading/unloading only. - Boat Parking: May be available on the other side of the gated fence. Contact the Host in advance to confirm availability and size restrictions. 9. Check-In and Check-Out - Check-In Time: 3:00 p.m. EST - Check-Out Time: 10:00 a.m. EST - Check-Out Procedures: - Load and start the dishwasher. - Gather all personal belongings. - Leave towels in bathrooms and linens unmade on beds. - Lock all windows and doors. - Following these steps helps prepare the home for future guests. 10. Damages and Incidentals - Guests are responsible for any excessive damages, missing items, or violations of house rules during their stay. - Situations will be evaluated on a case-by-case basis. - Please report any issues promptly so they can be addressed before the next guest's stay. 11. Liability and Assumption of Risk - Guests assume full responsibility for their safety and the safety of their party. - The Host is not liable for: - Accidents, injuries, illnesses, or loss of personal belongings on the property. - Risks associated with pool, hot tub, pickleball court, bunk beds, slips, trips, falls, wet floors, wildlife, and outdoor conditions. - Guests acknowledge these risks and agree to use all amenities responsibly. - Children must be supervised at all times, especially around the pool, bunk beds, and outdoor areas. - Travel insurance is highly recommended to protect against unforeseen circumstances. 12. These house rules are in place to ensure a safe, pleasant, and enjoyable stay for all guests.
